RESIDENTIAL & COMMERCIAL ASSOCIATIONS OUR PROMISE
- To ensure the property is properly maintained and financially sound.
- Complete and file all governmental paperwork.
- Oversee repair and maintenance work to meet performance expectations.
- Negotiate vendor prices and completion dates.
- Prepare checks for payment of invoices.
- Collection and deposit of maintenance.
- Preparation of monthly financial reports to board.
- Order timely inspections of building systems.
- Provide 24/7 emergency contact numbers.
- Notify board of directors of any new laws which may affect the property.
- Deliver notices of violations.
- Provide monthly reports citing issues already resolved or which await resolution.
- Attend all board meetings and distribute minutes to board members.
ACCOUNTING SERVICES
- 1 Collect and deposit monthly and/or special assessment fees.
- 2 Maintain accurate bookkeeping using Quickbooks.
- 3 Generate monthly financial reports including account reconciliations, P&L;, Balance Sheet and Aging Receivables list.
- 4 Prepare checks in payment of monthly invoices.
- 5 Assist in formulating annual budget.
